When the selling agent represents the seller
As a Seller's Agent, Fran and Suzanne will assist you in selecting the home best suited to your wants and needs, securing the best financing available for your financial requirements, preparing and presenting an offer to purchase that property as well as assisting in your negotiations to purchase. They will work with you throughout the closing process, aiding with all appropriate inspections and making sure that your closing and possession go smoothly. In all dealings, they will treat you with honesty and integrity in a professional, businesslike manner.
When the selling agent represents you!
As a home buyer, you may be best served through Buyer Representation! As their Buyer Agent, they begin by executing a representation agreement, called a Buyer Agent Contract. In both Kansas and Missouri, we are required by state statute to have an executed Buyer Agency Contract prior to any property showings.
What are "Buyer Agency & Designated Agency"

When you purchase a Kansas property, Fran & Suzanne may represent you solely, showing you all the properties that meet you wants and needs. IF the property you choose to see or purchase is listed by any other firm, They will be called a Buyer's Agent. If the property you choose to see or purchase is listed with our firm, they will be a Designated Agent. The services are the same. However, in the event that you desire to see or purchase a property listed personally by them, the agent can only show that property to you a Disclosed Dual Agent.

For Missouri properties and when you have signed a Buyer Agency Contract, your agent will solely represent you in the purchase of any other firm's listings or any unlisted properties. However, if you wish to see and purchase any property listed by Reece & Nichols Realtors ®, you agent will become a Disclosed Dual Agent for those properties only.
What is Disclosed Dual Agency?
Disclosed Dual Agency is a limited form of representation which occurs when the property you desire to see or purchase is either personally listed by Fran and Suzanne (Kansas Properties) or by any Eugene D. Brown agent. (Missouri properties). In both cases the limitation means that they will not disclose confidential information to the either client (buyer client or seller client) nor will they suggest negotiating strategies that might benefit one party over the other.
Specifically, four types of confidential information are not communicated: (1) The Buyer's highest Price, (2) The Seller's Lowest Price, (3) the motivation of either party or (4) the fact that either party will accept financing terms other than those offered. However they will provide you with comparative market information, including the sale prices of comparable properties so that you will be a fully informed consumer, able to educated decisions about your purchase.
